What To Expect
This is your dream home and we are here to assist you until your vision has become a reality. Our process is designed to be stress-free, well guided, and exciting! Although each project can be a little bit different, below are the steps we strive to work through with our clients.
Our Process
1. GETTING STARTED
During our initial consultation, we will listen to your needs and desires for every aspect of the home and help determine the size and budget that will achieve it. We will explain our build process, cost, timeline, planning and answer any questions you might have. Next, we will have you connect with a lender to acquire a pre-approval letter and sign the Professional Design Agreement to begin the design process.
2.Homesite Selection
Your homesite is just as important as your dream home. We are happy to build on the location that you have already acquired and provide our expertise on how it will fit with the size and design of your home. If you still need to find the perfect location for your dream home, we can help! With years of experience in the Northern Colorado market we can guide you through finding just the right place!
3. DESIGN
We will work with you to select an architect and a plan. The architect will create detailed architectural drawings and we will work together to make any necessary revisions to ensure the design meets your vision. We also partner with a professional designer who will assist you in selecting all finishes, from roofing to cabinetry, ensuring every detail reflects your style and preferences.
4.BUDGET
Once your design is complete, we will put together the budget and make any changes to finalize it. We will then talk through the contract to build and sign it.
5. FINANCE
We will submit your plans specifications and budget to the lender so they may start the loan process and order the appraisal. We will go over the construction loan draw process and the change order process to address any questions you might have. Once the appraisal and loan are complete you will close on your loan.
6. PERMITS AND CONSTRUCTION
We will submit plans to the building department for review and approval. If you have an HOA we will submit plans to Architectural Review and address the changes they require, for final approval. Once all approvals and permits come through we will start construction!
